    In everyday life, living in a co-op can feel a lot like living in a condo. Legally and financially, though, it’s set up very differently.

    With a condo, you own your unit outright and share ownership of the common areas. In a co-op, the building itself owns everything, and your ownership is tied to shares plus a lease or agreement that gives you exclusive use of your unit.

  • In DC, the co-op building is taxed as a whole. The co-op corporation pays the property tax bill, and each resident covers their share through the monthly fee rather than getting a separate tax bill.

    Monthly co-op fees can look higher than condo fees, but that’s because they usually include a lot more.
